Home Insurance to Be Thankful For: Coverage That Rebuilds Your House

Written by Levi Kastner | Nov 5, 2026, 2:47:30 PM

Around here, Thanksgiving happens at somebody's house. Maybe it's a raised Acadian in Scott with a back porch long enough for two tables. Maybe it's a brick ranch in Broussard where the kids eat in the garage, or a shotgun double off Magazine Street with the whole family squeezed in shoulder to shoulder. The menu changes from one family to the next. The house is always the center of it.

This November, we're running a short series on the parts of a home insurance policy worth being thankful for. We're starting with the one that decides whether you can put that house back together after a fire or a storm: how your policy pays to rebuild.

Replacement Cost vs. Actual Cash Value

Every homeowners policy has a loss settlement section. It's easy to skip, and it shapes every dollar of a claim.

Replacement cost coverage is designed to pay what it costs to repair or rebuild with materials of similar kind and quality at today's prices, up to your limit. Actual cash value starts with that same number and then subtracts depreciation for age and wear.

On a small claim, the difference may not feel like much. On a big one, it can be the gap between rebuilding and coming up short. If a kitchen fire takes out 20-year-old cabinets, actual cash value pays what 20-year-old cabinets were worth, not what new ones cost to build and install this winter.

Most homeowners policies settle the house itself on a replacement cost basis. That doesn't mean every part of the claim works the same way.

Check How Your Roof Is Settled

In Louisiana, the roof is where a lot of homeowners get surprised. Some policies now settle roof damage at actual cash value, or use a payment schedule based on the roof's age, even when the rest of the house is covered at replacement cost. On an older roof, that can leave a big share of a replacement on you.

That detail usually lives on the declarations page or in an endorsement, and it's worth finding before the next storm instead of after. If you've replaced your roof recently, especially to a FORTIFIED standard through the Louisiana Fortify Homes Program, make sure your agent knows. It can affect how your roof is written and what you pay. Is Your Dwelling Limit Keeping Up?

Replacement cost only works if your dwelling limit is close to what it would actually cost to rebuild. That number isn't your purchase price, your online home value estimate, or your parish assessment. Land doesn't burn, and market value moves for reasons that have nothing to do with lumber and labor.

Rebuilding costs in south Louisiana have climbed in recent years, and they tend to jump again after a major storm, when contractors across the region are booked and materials run short. A limit that was right when you bought the house may not be right now.

Many policies also reward keeping that limit current. If your dwelling coverage falls below a set percentage of your home's replacement cost, often 80 percent, a partial loss may be paid at a reduced amount instead of full replacement cost. Keeping your limit in line with today's rebuilding costs protects you on the big claims and the small ones.

Some carriers offer extended replacement cost, which adds a cushion above your dwelling limit for exactly those post-storm price spikes. Availability and terms vary by carrier.

Rebuilding to Today's Code

A lot of the homes we love most in Louisiana were built long before current building codes. Think of the older cottages in Lafayette's Saint Streets, a 1950s ranch in Carencro, or a camelback in Mid-City. If one of those is badly damaged, it generally has to be rebuilt to today's code, which can mean new wiring, updated plumbing, stronger roof attachment, or elevation requirements.

A standard homeowners policy may not pay the full cost of those upgrades. Ordinance or law coverage helps close that gap. Some policies include a small amount automatically, and you can often add more. If your home has some age on it, this is one of the most valuable lines to check.

Don't Forget What's Inside

Your belongings are settled separately from the house. On many policies, personal property is paid at actual cash value unless replacement cost has been added. That means the couch, the TV, the clothes in the closet, and the Christmas decorations in the attic could all be paid at a depreciated value.

Adding replacement cost for your belongings is a small change on most policies, and it's one that matters most on a large claim.

A Five-Minute Declarations Page Check

Pull up your declarations page and look for these:

  1. Your dwelling limit, compared with a current estimate of what it would cost to rebuild.
  2. Whether the dwelling is settled at replacement cost or actual cash value.
  3. How your roof is settled, and whether there's a roof age schedule.
  4. Whether you have extended replacement cost.
  5. How much ordinance or law coverage you carry.
  6. Whether personal property is replacement cost or actual cash value.
  7. Any renovations since your last review, like a new kitchen, an enclosed porch, or an added bedroom.

If some of those are hard to find or hard to read, that's normal. Policy language isn't written for a quick read on a weeknight.
